LA is changing the habitability game

A new heat-pump air conditioning unit installed outside the home

Man, that was a hot summer! With the way things are going, the days are getting hotter and the heat waves are staying longer. But that’s not the only thing to change in the LA rental market. LACC §11.20.475 is mandating that all rental properties in unincorporated LA maintain a maximum of 82 degrees in any habitable room by January 1st, 2027. Great news for renter’s trying to stay cool, expensive news for any landlord looking to lease a property in this changing environment.

If you own rental properties, in moderate southern California, this could add up to $5-10K per unit!

House, Apartments, and Condos from Marina Del Rey to Hacienda Heights and from West Carson to Altadena which historically didn’t need AC will be impacted by this ruling.
